How do i go about renting out my studio space?

So, i am looking to rent a studio space in order to rent it out by the hour. The studio is perfect for a dance studio or a karate school as well as people to come and hold kickboxing cles and yoga and things of that nature, etc. How do i go about getting the proper doents, insurance, etc that this studio needs in order to be used in such a way? do i need to check with the landlord, or will each person coming in have to sign a contract for liability purposes? im really not sure where to go with this...
